We arrange viewings at times that suit you, including evenings and weekends. One of our team accompanies every viewing. Where a current tenant is in residence, at least 24 hours' notice is required.
All offers must be confirmed in writing (email) and include: property address, offered rent, proposed start date, tenancy duration, and any special terms.
Takes the property off the market. Deducted from move-in monies if the tenancy proceeds. Forfeited if you withdraw or provide inaccurate referencing information. Refunded in full if the landlord withdraws.
We require satisfactory references from an employer, a previous or current landlord, and a credit check. Personal references or a guarantor may also be required.
Tip: Notify your employer and previous landlord in advance — delays in referencing are the most common cause of slow tenancy starts.
Signed prior to the tenancy start date (via e-signature). Your security deposit is registered with a government-approved scheme within 30 days. All move-in monies must be cleared before the start date.
Conducted on your tenancy start date. We strongly recommend being present to raise any concerns immediately. Keys handed over at the end of the inventory.
Payable monthly in advance by standing order. You are responsible for council tax, water, electricity, gas, broadband, and TV licence unless otherwise stated.
Report issues to us directly by WhatsApp, email or phone. We coordinate repairs on the landlord's behalf. Urgent issues are prioritised.
Held in a government-approved scheme throughout. Returned at tenancy end, subject to any agreed deductions for damages or outstanding charges.
We carry out routine inspections on behalf of the landlord. You will always receive advance notice.
We'll contact you ahead of your tenancy anniversary to discuss rent reviews or vacating. Check-out inventory compared against check-in to determine deposit returns.
Pets, or extra occupants must be raised before signing. Most landlords are open to discussion when approached honestly at the outset.
